When you sign a rental agreement with us, Boplats Syd removes you from its housing queue.
You must be 18 or above to sign a rental agreement.
You must be able to pay the rent and meet our income requirements.
We do not accept tenants with rent arrears.
You must have a home insurance policy.
You must attend prearranged viewings.
We offer around 30% of our vacant apartments on a priority basis to existing Rosengård Fastigheter tenants. To qualify, you must have lived in your current apartment for a minimum of 12 months. These apartments are marked with a blue dot and a "B” on the Boplats Syd website.
Due to the pandemic, prospective tenants wanting to view an apartment must now do so virtually. Applicants who meet our terms and conditions and who are farthest forward in the Boplats Syd queue will be sent photographs of the apartment they are interested in.
Those who participate in a virtual showing will be offered the apartment in the order of how long they have been in the Boplats Syd queue. If the first person in the queue declines the apartment, the offer passes to the next closest individual. Once an offer is accepted, the successful applicant signs a tenancy agreement with Rosengård Fastigheter.
Before you move in
Welcome to your new home! Your first step is meeting us to sign your rental agreement. If your apartment is to be refurbished, you and our apartment developer will agree what work will be done and when.
You must have a home insurance policy for the apartment before signing your rental agreement. If you don't have a current home insurance policy, you can get good rates with Länsförsäkringar.
You can enter the apartment any time after 1pm on the first weekday your rental agreement is effective. If your rental agreement date is a Saturday, Sunday or public holiday, you can move in after 1pm on the next weekday.
You can collect the keys to your apartment from our office at 1pm on the day you move in. Make sure you have paid the first month's rent before collecting your keys and bring your receipt and home insurance policy.
We make sure the apartment is clean when you move in. If you are not satisfied with the standard of cleaning, please contact us immediately so we can investigate. If the apartment has not been properly cleaned, Rosengård Fastigheter will hire a professional cleaner and charge the previous tenant for the cost.

The rental agreement
The rental agreement signed by you and any co-signatories is an important document. It entitles you to:

Prompt response and professional service
Pleasant conditions in your apartment, stairwells and courtyard
Pay your rent in time. Please use autogiro
Take good care of your apartment
Be considerate to your neighbours and refrain from disturbing them
Immediately contact us if something is not working
If you and your partner separate and both your names are on the rental agreement, the remaining partner must apply for a new tenancy.
You need to terminate your existing agreement and request a deed of separation. Both of these can be done on the same form. Enclose your proof of income and/or employment contract and your three last payslips if you are the partner wishing to remain. Remember that you must be able to show an income after tax of 1.5 times your monthly rent.
You can either post the documentation to us or leave it at our office. The forms must be signed by both partners.
Due to the termination of the original tenancy, we will contact you to arrange an inspection once we receive your documents. After the inspection, we will process your application and notify you of our decision. If your application is granted, we will sign a new rental agreement with the remaining tenant. If the application is not accepted, the tenancy will be terminated for both partners.
If you as the tenant for some reason no longer need your apartment, you can apply to transfer the tenancy to a cohabiting relative such as a child, spouse or registered partner. Please note that you cannot transfer the tenancy to a lodger and also that it is not possible to inherit a tenancy.
You need to apply to have the tenancy transferred. Fill in the form and either send it to us or drop it off at our office. All tenancy transfers must be approved by Rosengård Fastigheter.
Requirements regarding tenancy transfers
The person taking over the tenancy must meet our income conditions, act responsibly, and have been registered and living with you at the address for three years.
In the event of death, it is possible to apply for the tenancy to be transferred to a close relative living in the apartment and whose name was not on the original tenancy. The tenancy must have been signed for joint use and you must have lived there with the deceased for a significant period of time. The number of people living in the apartment must be proportionate to the apartment's size and layout. Close relatives include spouse, live-in partner and registered partner. The person taking over the tenancy must meet our terms and conditions and:
Assume responsibility for any damage to the apartment
Provide documents showing proof of income
Fill in the “Application for tenancy transfer to relative in the event of death" form and have it signed by all estate beneficiaries. Attach a completed "Death certificate and relatives report". This is ordered from Skatteverket.
In the event of death, the deceased's estate may terminate the tenancy with one month's notice within a month of the date of death. Thereafter, the termination notice period is three calendar months.
If you terminate the tenancy on 15 January, within one month of the deceased's death, the tenancy will expire on the last day of February.
If you terminate the tenancy on 15 January, more than one month after the deceased's death, the tenancy will expire on the last day of April.
Fill in the “Termination by deceased's estate" form and provide the phone number of the person with keys to the apartment. The form must be filled in by all estate beneficiaries or a beneficiary with power of attorney to sign on behalf of all beneficiaries. Attach a completed “Death certificate and relatives report”, ordered from Skatteverket, and the power of attorney if applicable.
What happens when we receive your notice
You will receive a letter from us confirming the tenancy termination. Contact us to arrange an inspection of the apartment. We will also contact you to arrange times for viewings.
Contact us to book a final inspection and drop off all the keys at our office by 12pm on the first weekday of the month.
Are you planning to relocate for work or move in with your partner? If so, you may be entitled to sublet your apartment. In all cases you need to apply for permission to sublet your apartment and we must approve your application.
You run the risk of losing your tenancy agreement if you sublet without our permission.
Justifiable grounds for subletting your apartment are:
Age or illness
Temporary work or studies in another location
Special family circumstances
Terms, conditions and responsibilities
You are still responsible for the apartment if you sublet it to a third party. You are liable for any misconduct by your sub-tenant and you can lose your tenancy if your sub-tenant breaches our rules and guidelines. Sign a separate agreement with your sub-tenant to specify notice periods, the amount of rent payable and other key elements.
You are responsible for ensuring that:
Rent is paid on time
Your apartment is not damaged
The sub-tenant does not disturb your neighbours
Any issues with the apartment are promptly reported to us
If are subletting your apartment from the tenant, your contractual relationship is with that person, not Rosengård Fastigheter.
This means you can never inherit the tenant's contract. If you and the tenant disagree on rent payments or other matters we cannot help you because our only legal relationship is with the tenant. It is in your best interest to have a signed sub-tenancy agreement with the tenant.
If you wish to change to another apartment and have found someone to swap with, the switch must be approved by us. You need to have valid reasons and the person you wish to swap with must provide good references and fulfil our terms and conditions. The change must not cause us any problems. Your application needs to be complete so we have all the facts and can consider your request.

The sub-tenant must act responsibly and provide good references
The sub-tenant must meet the same conditions as apply to tenants when they sign their rental agreement
Giving notice and moving out
Make sure you provide notice of termination in due time
In the event of termination, your tenancy has a three-month notice period that always begins from the end of the month in which you give notice. Please ensure you provide timely notice of termination. We need a phone number so we can reach you during this period. You can send us the notice of termination form to our office.
Always three calendar months from the end of the month in which you give notice.
Inspection of your apartment
Once we receive your notice of termination we will send you a confirmation note that includes the name and phone number of the person who will inspect your apartment. You can ring and book your inspection as soon as you receive the note.
Viewings of your apartment
Our rentals manager will contact you to arrange times for new prospective tenants to view the apartment. You can be at home during viewings or give keys to the manager. Please contact us if you will be away during the termination period.
Cleaning and keys
On your last day we will inspect the apartment to ensure it has been cleaned and you will hand in your keys. This must be by 12pm on your last day. If your rental agreement date is a Saturday, Sunday or public holiday, the keys must be handed in by 12pm on the following weekday.
You will be required to pay for new locks or professional cleaning if you cannot provide all the keys or if the apartment has not been properly cleaned.
Change of address
Notify Skatteverket that you are moving to a new address. This is a free service and can be done online or on a printed form.
